Agreement and eligibility

By using PropertyWorth™, you agree to these Terms and acknowledge the Privacy Notice and Disclosures. If you use the services for an organization, you confirm that you may accept these Terms for it. If you cannot form a binding agreement where you live, a parent or guardian must supervise your use.

Informational services

Outputs are based on formulas, assumptions, available information, and user inputs. They may be incomplete, outdated, inaccurate, or unsuitable for a particular decision. Saving, emailing, texting, sharing, or presenting a result through an agent does not make it more authoritative.

PropertyWorth™ affordability, mortgage, equity, rent-versus-buy, refinance, tax, insurance, maintenance, and home-planning tools are educational estimates. They are not appraisals, loan approvals, lender disclosures, insurance quotes, tax opinions, legal opinions, inspections, or guarantees of price, value, eligibility, rate, payment, or savings.

Calculators, estimates, explanations, and resources are informational only and are not legal, financial, tax, investment, accounting, insurance, appraisal, lending, or other professional advice. Review important decisions with qualified professionals and authoritative sources.

Your responsibilities

Provide information you are authorized to use, review it for accuracy, understand the stated assumptions, and independently verify important outputs with qualified professionals, providers, official documents, or authoritative sources. Do not submit another person’s information without permission.

Saved, sent, and shared results

Saving does not create an account or verify identity. A result share link is unlisted, not private or access-controlled: anyone who obtains the link may be able to view the result without signing in. You are responsible for recipients and further sharing. We may expire or remove results for security, legal, privacy, operational, or storage reasons and do not promise permanent recovery.

Email and mobile delivery

When you request delivery, you authorize us and our providers to send the requested result and related operational messages. You must be authorized to use the address or number. Carrier rates may apply and delivery is not guaranteed. Recurring marketing requires a separate choice and refusal does not prevent calculator use.

API, MCP, and automated access

Use documented endpoints, preserve returned source, version, assumptions, limitations, and relationship disclosures, comply with authentication and rate limits, protect credentials, and stop if access is revoked. Do not evade controls, scrape restricted areas, infer information about other users, systematically reproduce a competing dataset, or resell high-volume access without written permission.

Acceptable use

Do not violate law or another person’s rights; disrupt, probe, overload, or damage the services; bypass security or consent controls; introduce malware or fraudulent requests; impersonate others; remove warnings or disclosures; or represent an estimate as an appraisal, approval, certification, official determination, binding quote, or professional opinion.

Indemnification and hold harmless

To the fullest extent permitted by law, you agree to defend, indemnify, and hold harmless TORCH VENTURES LTD., PropertyWorth™, CHIMA™, and their affiliates, officers, directors, employees, agents, and service providers from third-party claims, damages, judgments, losses, liabilities, costs, and reasonable legal fees arising from information or materials you submit, your unlawful or unauthorized use of the services, your violation of these Terms or applicable law, or your infringement of another person's rights. This obligation does not apply to a protected party's own fraud, willful misconduct, gross negligence, or liability that applicable law does not permit to be shifted, and it does not limit nonwaivable consumer rights. We may control the defense with counsel of our choice; you may participate through your own counsel at your expense, and we will not settle a claim in a way that requires your admission of fault or imposes a nonmonetary obligation on you without your consent, not to be unreasonably withheld.

Resources and third parties

Optional resources, sponsors, advertisers, referral providers, and other third parties have their own terms and privacy practices. A commercial relationship does not change a result and a listing is not a guarantee that a provider is suitable for you.

Intellectual property

PropertyWorth™, CHIMA™, the site design, software, original content, and associated marks are protected by applicable intellectual-property laws. You may use an authorized result for its intended personal or internal business purpose, but may not copy the service, remove notices, or use the brands in a way that suggests permission or endorsement.

Changes and availability

We may add, correct, limit, suspend, or discontinue a tool, formula, result feature, API, or other service. We do not promise uninterrupted, secure, error-free, complete, or current operation and do not undertake to update a previously generated result.

Disclaimers

To the fullest extent permitted by law, the services are provided as is and as available, without warranties of accuracy, fitness, merchantability, non-infringement, availability, or a particular outcome. Calculators, estimates, explanations, and resources are informational only and are not legal, financial, tax, investment, accounting, insurance, appraisal, lending, or other professional advice. Review important decisions with qualified professionals and authoritative sources. Mandatory consumer rights remain unaffected.

Liability

To the fullest extent permitted by law, PropertyWorth™, CHIMA™, and their personnel and service providers are not liable for indirect, incidental, special, punitive, exemplary, or consequential loss, or lost profits, data, opportunities, goodwill, or business interruption arising from the services. Nothing limits liability that applicable law does not permit us to limit.

Suspension, updates, and general terms

We may restrict access to protect users, investigate misuse, comply with law, or enforce these Terms. We may update these Terms prospectively and will show the new effective date. If a provision is unenforceable, the remainder continues; failure to enforce is not a waiver.

Operator, governing law, and forum options

PropertyWorth™ is operated by TORCH VENTURES LTD., 447 Sutter St., San Francisco, CA 94108. California law applies to these Terms to the extent permitted by applicable law, while matters concerning the formation, governance, or internal affairs of TORCH VENTURES LTD. are governed by Delaware law. Except for eligible small-claims matters or where applicable law requires another forum, the party filing a judicial proceeding may choose a court of competent jurisdiction located in (1) San Francisco County, California, or the United States District Court for the Northern District of California; (2) the State of Delaware or the United States District Court for the District of Delaware; or (3) the State of Connecticut or the United States District Court for the District of Connecticut. Each party consents to personal jurisdiction in those forums. The parties may mutually agree in writing, after a dispute arises, to another forum or dispute-resolution process. These Terms do not waive rights that cannot lawfully be waived.
